The Challenge
The Monarch at Midtown, a luxury apartment community near the Atlanta BeltLine, wanted to differentiate in a competitive market. Residents requested bike access for BeltLine recreation but lacked personal storage space. A previous bike room had been underutilized and became cluttered with abandoned bikes. Management wanted a resident bike amenity that provided on-demand access without ownership hassles, theft concerns, or storage requirements—while generating measurable resident engagement data.
Our Solution
Accessa deployed a 20-bike community bike share program with smart docking stations at the property's main entrance and parking garage. Residents access bikes via the property's existing resident app (integrated via API) or dedicated key fobs. The apartment bike program includes a mix of standard cruisers and e-bikes for varied preferences. Usage is complimentary for residents, funded as a property amenity. The management dashboard tracks ridership, popular times, and individual engagement—data used for lease renewal conversations and amenity optimization.
Results
Within 6 months, 340 of 450 households (76%) had registered for the property bike share, with 89% resident awareness. Average monthly rides exceeded 1,200, with peak usage on weekend mornings for BeltLine access. The amenity achieved a 4.8/5 rating in resident satisfaction surveys, becoming the #2 rated amenity behind the rooftop pool. Lease renewal conversations now reference bike usage data, and the community bike lockers are featured prominently in property tours. Two sister properties have since adopted the program.
